Seller Secrets: Answers to Sellers’ Most Frequently Asked Questions + First Steps in Selling a Home

Powerhouse listing duo Natalie Perez and Susan Kirn sat down with our team to discuss some of the top questions we hear from prospective clients preparing to sell their home for top dollar.

I’m probably selling in a few months. What should be my first step?

N: Regardless of when you are considering selling, NOW is the time to start preparing.  Our team of experts will help guide you through the process which starts with putting together a recommendation list to include any repairs or upgrades, as well a “client to-do” list to help you.

S: Natalie and I also offer complimentary first consultations which are often a prime way to navigate those first steps and help you get prepared for the home selling process.

Is there ever a drawback to talking to you now? I don’t want any pressure before I’m ready! 

S: No pressure, in fact some people meet years before they are ready. We understand that when it comes to your home, you can never have too much information and we’re happy to answer any questions or concerns you may have.

N: We’re here to be a resource for you and help you along the way. Our goal is to take as much stress as possible off your shoulders. We just want to help you make the best choices and the best choices are what is going to make you the most money with your time frame, budget, and customized needs.

I’ve seen your work and love your transformations. What if my budget is tighter than it seems like it would require?

S: We can make any house look good with any budget. Working with us, you don’t have to have every step figured out because we’ll lead you through it.

N: Regardless of your budget we’re going to bring what I like to call “the rainbows and unicorns” to you. We’re going to make your home shine on the market because your home’s success is what we live for.

I don’t know any contractors or painters I would trust to get my home ready to sell. Do I need to have that lined up beforehand?

S: One of the great things about working with Donna Kerr Group is our resources. We have a rolodex of trusted service providers. Not to worry!

N: And we’ll help you get the estimates. In most cases, we can project manage any of the vendors that we work with. We get it done faster than most because the contractors we work with assist in nearly 100% of our sellers’ homes. On top of that, the rest of the team is all in-house. The “best of the best” in design, staging, photography and marketing.

How long does the staging part take? 

N: From the time we get a work list on the home together to the time your home is on the market, your home can be transformed in anywhere between 1-3 weeks. Once the work on the house is complete, the staging takes place in only a day, but we typically need three days to make sure the interior photos are perfect to go live on the market and make sure your home is fully ready to sparkle online.

Is there ever a “bad” time to sell?

S: There are pros and cons to every market. It’s our job to come up with the best plan for you and your needs. At the end of the day, we can always sell your home in any market, but it’s a matter of taking the greatest advantage of the market when you’re ready.

How fast do homes stay on the market these days?

N: In this area in the detached home market, it takes an average of one week at this time (August 2021).

Anything else you think I should know?

N: Susan and I are a team. Instead of working with just one agent, you get two agents seamlessly moving your sale through each phase, always available for you.
